JOB TITLE: Manager: Real Estate & Asset Management (REAM)

Mission
To ensure effective and efficient management and development of the Real Estate Portfolio of Real Estate Portfolio of Prasa in order to maximize the return on the assets for the allocated to the region.
Key Responsibilities:
• Create and identify Revenue Opportunities within the available rentable spaces in the portfolio.
• Manage and Monitor the Revenue Generation activities in the region in accordance with the Real Estate Strategy
• Identify opportunities for additional space creation / optimization with a view to maximize potential income.
• Manage turn over leases by monitoring, reviewing and adjusting accounts in terms of turn over clauses/turnover clauses.
• Provide guidance in the negotiation of the best possible rentals and escalations.
• Provide information and feedback to both internal and external auditors in terms of lease audits and take corrective action where required.
• Drafting of memorandums and motivations for all new leases, renewals and new commercial projects to be submitted for approval by the Regional Manager.
• Manage all matters handed in for litigation process.
• Ensuring that all rental units are metered, and monthly meter readings are received and captured in the system.
• Identifying underutilized space with the view to convert to lettable space in order to increase GLA and maximize revenue streams.
• Analyze property market trends and forecast their impact on the company property market portfolio.
• Manage the turn- around times for the completion of lease negotiations leading to finalization of contract with tenants
• Prepare Quarterly performance forecast to enable business decisions on revenue initiatives and cost control measures
Knowledge:
Contract Law (particularly lease contracts); Property legislation; PFMA; Occupational Health & Safety Act; updated knowledge of general property regulations; municipal by-laws and regulations; strong leasing background.
Skills:
Excellent administrative skills; Advanced MS Office skills; excellent communication skills; report writing skills; relationship management skills; leadership skills; ability to work in a result-oriented environment.

Minimum Requirements:
• Grade 12
• Degree in Property Management and or related qualification
• 8-10 years’ experience in Property and Asset Management
• 5 years’ experience in management of staff
• Valid Driver’s License
