Position Purpose
This role is intended at the oversight of daily operations and maintenance of Transnet Real Estate of both internal and external portfolio.
The primary role of the Building Manager is to take full responsibility for and to ensure that the buildings under his responsibility are maintained in pristine condition. This is achieved by putting in place the Planned Maintenance Programme and responding timeously and efficiently to ad hoc repairs required. The secondary role of the Building Manager is to facilitate communications between the Facilities Management department and the occupants and users of all the buildings, providing solutions for related problems
The role is critical in liaising with tenants and service providers, it coordinates and manages maintenance, housekeeping, and security activities, and ensure the facilities infrastructure and assets meet regulatory standards and codes.
To assist and engage the Facilities Managers as well as support the property managers in the planning, management and monitoring of all aspects related to the management of the portfolio and inspection of work to ensure that quality standards are maintained or improved. Also, to ensure strong customer relationships are built and expectations are met and managed
Position Outputs
1. Coordinating and overseeing regular building maintenance and repairs. 2. Managing and directing cleaning and security staff and activities. 3. Preparing and carrying out emergency protocols and procedures. 4. Maintaining a safe environment for building occupants and visitors. 5. Preparing and monitoring maintenance budgets. 6. Conducting regular building inspections and preparing reports. 7. Ensuring facilities are in compliance with applicable policies, regulations, and building codes. 8. The individual will be responsible for translating business strategy into workable sustainable development plans, ensuring adherence to sustainability policies, procedures, and protocols. 9. Coordinate activities with other disciplines and terminals to integrate and effectively utilize optimum supervision and management in all projects. 10. Undertake the Management Responsibilities defined in the Transnet Property Operational Policies.
11. Guide and participate in cross-functional assignments for internal and external stakeholders. 12. Provide constructive critique and critical feedback in an ongoing fashion, when reviewing proposals and quotes. 13. Coordinate activities with other disciplines to integrate and effectively utilize optimum supervision and management in all projects. 14. Create strong internal and external partners for the day-to-day upkeep and care of the real estate portfolio entrusted therein. 15. Ensure effective business relations with tenants. 16. Takes charge of all emergencies and ensures responsible back-up is available in order to take corrective action as necessary. 17. Manage the outsourced service provider’s teams, including any specialized services team. 18. Conduct regular inspections of the buildings. 19. Implement and manage a planned maintenance schedule.
20. Implements all maintenance and general procurement of materials and parts, schedules installations and oversees that such repairs are accomplished in a safe and timely manner. 21. Take responsibility for the maintenance of all critical equipment in buildings. 22. Provide services and support in a high quality, cost-effective manner by motivating the maintenance workforce. 23. Maintains accurate records with regard to annual inspection of equipment and general preventative maintenance including rotational work assignment and over-time allowances and staff related matters. 24. Perform quality control checks by checking foyers, building restrooms, hallways, and offices to make sure that trash is taken out, sinks are clean.
25. Inspect the building to make sure that all systems are working properly by checking the heating system, air condition system, hot water system, check for any lights that are not working and for any maintenance requests. Keep an open line of communication with administration. 26. Highlight and report on all minor repairs in building and in grounds as needed, such as repairing, maintenances requests, tenant concerns, installations, etc. as needed. Coordinate with support services that are working on the building and report discrepancies to the facilities department. 27. This position is responsible for the day-to-day supervision of building custodial staff, to include assigning tasks, providing training, and auditing of work performance.
Qualifications and Experience
• NQF 6 Diploma in Property Management or Real Estate Management • 5 years’ solid experience the property management environment. • Experience in managing tenants is essential. • Driver's license

Position Purpose
▪ Support the Legal, Risk and Compliance strategy and business plan to ensure that Transnet Property operates and undertakes its functions and powers in a lawful manner by safeguarding the legal interests of Transnet in all its dealings with internal & external parties, with respect to litigation matters whether for or against Transnet.
▪ Provide professional, efficient, and cost-effective legal services to the organisation.
Position Outputs
1. Provide strategic guidance and direction on all litigation related issues. 2. Manage litigation matters for or against Transnet to actively ensure that litigation cases are managed timeously, efficiently and cost effectively in the best interests of Transnet. 3. Ensure proper legal risk management to minimise the risk of litigation against Transnet. 4. Appear for and represent Transnet in litigation matters. 5. Assess all legal scenarios, negotiate, settle or institute legal proceedings to the best advantage of Transnet.
6. Develop, implement and evaluate innovative approaches to improve the delivery of support and strategic legal services to stakeholders. 7. Engage and consult with management, Counsel, attorneys, Group Legal and other relevant stakeholders and witnesses where required. 8. Draft pleadings, notices, affidavits and all related legal instruments. 9. Give instructions to attorneys and counsel during the litigation and arbitration hearing process, review and provide feedback on all pleadings and documents drafted by external law firms and Counsel, assist with preparing the necessary pleadings and documents as well as management of invoices and legal budget. 10. Conduct legal research in the course of litigation case management and preparation. 11. Participate in and contribute to all steps of the litigation process with external legal providers and other related stakeholders.
12. Develop, manage and maintain relationships with key stakeholders. 13. Actively manage and contain litigation costs. 14. Draft of legal opinions and provision of legal advice where required. 15. Develop processes and procedures for accurate legal provisioning and contingent liability reporting. 16. Qualifications and Experience

Position Outputs
Month end and General ledger Recon Processing (park/post) of accurate and proper accounting journals in the SAP general ledger according to IFRS. Prepare and processing of month end Accruals Journals. Monthly reconciliation of general ledger recons and reports that are under responsibility of financial accounting function. Position Purpose
Assist the Train Driver in the safe and efficient driving/handling of all different types of trains/locomotive consists (airbrake, vacuum, high speed, heavy haul and passengers) to ensure that the customers freight/cargo reaches its destination in good condition, on time, in order to enable the organisation to satisfy the customers’ needs.

6. Assist the train driver enroute to ensure the safe movement of the train from a required point to the destination, without delays or damage to locomotives, wagons, infrastructure track and other equipment, to ensure predictable service. • Verbally compare signal positions and display with train driver • Observe proceeding trains patrol locomotives • Reset locomotive trip-outs • Observe safe running of train • Protect train during incidents • Assist train driver during emergency circumstances 7. EDUCATIONAL REQUIREMENTS: 1. Grade 12 with pure Mathematics and/or Physical Science. OTHER REQUIREMENTS: 2. Be prepared to undergo periodic medical surveillance and safety behavioural risk assessments during the selection process and every 12 months. 3. Physical hearing, vision, mental, fitness (to be verified through medical tests and related safety behavioural risk assessments). 4. The operator shall not allow employees younger than 21 years of age to undertake train driver or train control duties. (SANS 3000, par 6.2.6.8). The following minimum Trainee pre-requisite: 1. The candidate should be a minimum of 1.6m tall. 2. Psychomotor ability (to be assessed through Vienna Testing System (VTS) standard). 3. Ability to carry heavy objects. FUNCTIONAL TRAINING: 1.
