We are currently seeking applications from dynamic individuals for the following position: 
 
ASSOCIATE FUND PRINCIPAL: PROPERTY DEALS AND TRANSACTIONS (REF: APPDT02) 
Grade: E1 – E4 
Salary: All-inclusive remuneration package negotiable 
Centre: PIC Properties division, Pretoria 
 
Purpose of the role: 
To assist the Fund Principal in providing leadership and strategic vision for the fund investment, management, development, implementation and execution of a pipeline of property transactions for PIC Properties and to deliver the pipeline according to the approved outputs and thereby generating fee income for the business unit. 
 
Requirements:
  • Honours degree in Finance, Commerce, Real Estate, or equivalent relevant qualification 
  • CA SA)/CFA and/or Relevant MCom, MBA or MSc in Real Estate would be advantageous 
  • 6 - 8 years Investment and deal experience in the property industry experience 
  • Technical Knowledge in Real Estate 
  • Deal Structuring expertise (equity and debt) 
  • FAIS RE 05 Certificate or must be obtained within 6 months of employment 
 
Duties:
  • Assist the Fund Principal in management of the deal pipeline; 
  • Proactively identify investment partners and opportunities 
  • Responsible for evaluating and unlocking value in the existing property portfolio in terms of feasibilities of sales and acquisitions. 
  • Oversee and manage the structuring of transactions that consider equity and debt components where applicable. 
  • Strategy implementation 
  • Play an active role in the production of committee reports to motivate deals/transactions proposed 
  • Oversee the production of quality committee reports to motivate deals proposed 
  • Risk management and compliance 
  • Human resource management 
  • Stakeholder management 
  • Continuously assess portfolio balance and diversification in line with annual property strategies 
  • Implement functional relationships with other asset holders/DFIs/government departments (e.g. Conclude and implement MOUs); 
  • Present transactions to respective PIC Committees and PIC clients where necessary 
  • Manage transaction negotiation, due diligence, legal close and disbursement in an effective and timeous manner 
  • Develop and maintain professional and industry networks to maximise investment leads 
  • Implement and manage a reporting and management system that controls the pipeline management, board motivations, board reporting, deal status, etc. 
  • Research and maintain awareness of the market that may lead to/open up new opportunities and create a competitive advantage for the PIC and clients 
  • Oversee and actively manage in a timeous and effective manner deal/transaction assessments 
  • Manage, lead, mentor and advise a diverse investment team 
  • Develop and build a well-motivated and robust investment team

PORTFOLIO MANAGEMENT AND VALUATIONS ASSOCIATE – PROPERTIES 
• *Job Grade: D1-D5

Purpose of the role: 
To manage, monitor and analyse financial and non-financial performance information of Property Investments (Direct and Indirect Investments) and their respective counterparties 
 
Requirements:
Minimum Qualifications : 
  • B Com (Honours) in Commerce or B.Sc (Honours) in Finance, Property Studies or related degree or any other related commerce and finance degree 
  • 4 - 5 years in post-investment management 
  • 4 years working experience, with exposure to Commercial Property or other Investments 
  • FAIS RE 05 Certificate or must be obtained within 6 months of employment 
 
Preferred Qualifications : 
  • Masters Degree (finance, property studies, engineering, legal) or any other relevant commerce and engineering degree 
  • CA (SA), CFA 
 
Minimum Technical/Core Skill Requirement 
  • Knowledge of Credit Risk Assessment 
  • Knowledge of Financial Analysis and Interpretation 
  • Experience in Financial Modeling 
  • Performance measure (IRR) 
  • Audit skills 
 
Duties:
  • Conduct financial analysis of investments 
  • Ensure that relationships with key stakeholders are well-maintained 
  • Attending Shareholder meetings and investee engagements (Shareholder activism) 
  • Prepare performance reports on the above matters for submission to governance committees in line with business stipulated frequency 
  • Identify timeous warning signals for investments with a high probability of defaults in line with the rating matrix 
  • Collect reportable information from investee companies in line with the approved process 
  • Validate and analyse PMV information provided by investee companies (analytical review) 
  • Contribute to knowledge management process (development of lessons learnt and best practices) and assist in the structuring of transactions 
  • Research and sectorial analysis
