DEPARTMENTAL MISSION: To provide Leasing Consultant Services for allocated stations, Retail, Commercial, residential and any other properties in the region.
OUTPUTS:
• Coordinate and administer Lease Agreements.
• Identify and market new opportunities to increase revenue and Gross Lettable Areas (GLA).
• Facilitate and coordinate illegal land occupation.
• Facilitate and coordinate immovable asset disposals and acquisitions.
• Facilitate and coordinate development leases.
• Compiling of correspondence.
• Reporting maintenance complaints.
• Draft relevant reports as and when required.
• Customer Service.
• Facilitate and coordinate feasibility studies in context of potential projects to enhance revenue and increase the Gross Lettable Areas (GLA).

• National Diploma in Real Estate & Asset Management or Property studies.

• Estate Agent Affair Certificate.
Experience:
• 3 years’ experience in Real Estate& Asset Management or similar type of experience in the property industry (commercial/retail).

DEPARTMENTAL MISSION: To manage and develop the Real Estate Portfolio of PRASA CRES to maximize the returns and follow provisions of best practice on management of regional assets.
OUTPUTS:
• Provide input and make recommendations during the development and review of REAM strategies, policies and procedures.
• Set regional targets and monitor performance thereof.
• Initiate and drive programs to meet shortfalls on targeted revenue projections.
• Prepare business cases for commercialization projects.
• Identify properties for development to enhance revenue and increase the Gross lettable Area (GLA).
• Lead all Lease negotiations for potential clients/tenants (Commercial and Residential).
• Identify revenue opportunities within the available rentable spaces in the portfolio.
• Monitor all matters handed in for litigation processes.
• Implement tenants’ retention strategies for the regional portfolio.
• Conduct tenant installation projects for all tenants including high profile and blue-chip clients.
• Liaise with Corporate Security/Protection Services department in respect of the risks associated with illegal land occupation.
• Implement controls that enable maximum recovery of municipal charges and alleviate suspension of services due to non-payment of accounts.
• Manage, monitor, and facilitate management responses to all audit findings within the portfolio.
• Develop controls that will ensure reduction of business risks (Revenue leaks) and ensure compliance with relevant legislation.
• Manage human resources in terms of quality of work and application of policies (Performance Management, Leave, Time and Attendance).
• Ensure safekeeping of REAM documents (tenant’s lease files and documents).
• Report on all REAM activities to Senior Management / Head Office.
KNOWLEDGE:
• Knowledge of Company Policies and Procedures, Internal Processes and Systems, Basic understanding of relevant legislation: PFMA, Property legislation, Contract Management legislation, OSH Act, etc., SAPOA standards,
• Updated knowledge of general property regulations, excellent administrative skills and ability to work in a result orientated environment.

• Bachelor’s Degree in Real Estate or Property Management / any other Property related qualification at NQF level 7.
• 8 years’ experience in Property and Asset Management and Built Environment of which a minimum of 5 years should be in a managerial position.
• Valid code 08 Driver’s license.
