The Johannesburg Social Housing Company SOC Limited (JOSHCO) mandate is to develop and manage affordable rental housing for the lower market as an integral part of efforts to eradicate the housing backlog of the City of Johannesburg. Electrician X4
Employment Status : Permanent
Department : Housing Management
Purpose of the Job: Is to maintain, service and repair electrical metering equipment within the scope of commercial, student accommodation and residential customers. The objective is to ensure that meters are calibrated, operational as well as not posing any safety risks to JOSHCO tenants.
Responsibilities (but not limited to the following):
• Investigate and diagnose problems to determine what repair/replacement of metering equipment needs to be done.
• Carry out repairs, maintenance and preventative maintenance work on all equipment to comply with product technical specifications & standards.
• Co-ordinate and monitor equipment availability to ensure adherence to operational parameters
• Communicate equipment information and changes to relevant stakeholders to minimize billing errors
• Perform administrative duties to ensure record accuracy and availability, budget compliance and spares availability.
• Continuously analyses equipment efficiencies to recommend or implementing improvements/changes to maximize metering services
• Completes daily reports and works orders
• Provide assistance during emergencies
• Respond to emergency call outs
• Ensure fast, efficient & reliable customer service
• Attend to emergency customer queries / requests as directed by JOSHCO
Minimum job Requirements, interested applicants must be in possession of:
• At least an N3 Certificate in Electrical Engineering or equivalent.
• A wireman’s licence or similar qualification
• A minimum of 3 years’ experience within an electrical environment.
• Ability to work irregular hours and/or be on standby
• A valid driver’s license.

HANDYMAN (PLUMBER)

Purpose of the Job: To perform a wide variety of tasks related to plumbing repairs and maintenance at JOSHCO Projects.
Responsibilities (but not limited to the following):
• Perform plumbing maintenance, repair, and installation.
• Complete relevant work orders
• Install maintain and repair plumbing fixtures e.g., Pipes, fittings, valves.
• Diagnose plumbing problems.
• Clean and maintain equipment and tools.
• Maintain an adequate supply of repair and replacement parts.
• Maintain wet services infrastructure including sewer, other water disposal systems and water supply lines.
• Respond to emergency situations and identify areas for priority attention.
• Follow safety procedures and techniques to perform duties.
• Perform other job-related duties as assigned, including duties of other trades where certification is not required, and the work does not exceed own limitation.
• Receive customer job request with regards to maintenance.
• Keep customers / supervisor informed on progress of allocated maintenance jobs.

SENIOR MANAGER: INFORMATION COMMUNICATION TECHNOLOGY
Employment Status : Permanent

Purpose of the Job: Responsible for providing strategic leadership, developing, and implementing information technology initiatives that align with Joshco’s overall mission and vision.
Responsibilities (but not limited to the following):
• Analyze Joshco’s current technology infrastructure and align with the business plans.
• Ensure alignment with the Organizations technology framework and processes.
• Ensure the development of a comprehensive IT/Technology strategy.
• Establish and direct the strategic and tactical goals, policies, and procedures for information technology.
• Direct development and execution of an enterprise-wide disaster recovery and business continuity plan
• Assess and make recommendations on the improvement of or re-engineering of IT Organization and Smart Systems for JOSHCO Projects
• Ensure effective corporate governance with ISO, COBIT, ITIL and MFMA/PFMA as basis
• Ensure continuous delivery of IT Services through oversight of service level agreements with end users and monitoring of IT systems performance.
• Define and communicate corporate plans, policies, and standards for the organization for acquiring, implementing, and operating IT Systems.
• Develop the annual continuous service improvement plan (CSIP) for ICT in response to customer views and ensure continuous improvement in the services delivered.
• Oversee Systems Development Life Cycle (SDLC)
• To manage, update, implement the ICT Disaster Recovery Plan and ICT Infrastructure management system
• To provide administrative support to the IT Steering Committee
• Maintain the IT Risk register, ensuring enterprise-wide risk and compliance
• Ensure the development of a high-performance team through embedding formal Performance Development
Minimum job Requirements, interested applicants must be in possession of:
• Degree in Computer Science/Information Systems/ Information Technology (NQF Level 7)
• Information technology infrastructure library (ITIL) Version 4 certification is a must.
• Certification in information security is advantageous.
• Higher Degree or Post Graduate Degree is advantageous.

• Certificate in MFMA or CMPD in line with minimum regulations on competency level of 2007 or NSG SMS Certificate will be advantageous
• Proven 7-10 years’ experience within an IT Position of which at least 3 years must be at managerial level

SPECIAL PROJECTS - SENIOR PROJECT MANAGER
Employment Status: Renewable Fixed Term Contract (12 Months)
Department: Housing Development
Purpose of the Job: To ensure JOSHCO's growth through the on time, on budget and to specification delivery of new build projects. In addition, the incumbent will be required to manage projects and work with internal and external clients. This candidate will have overall responsibility for planning, managing, and delivering projects that are: Medium to large in size, complex in nature, high in risk profile, have multiple interdependencies.
Responsibilities (but not limited to the following):
Property Development & Construction Management
• Develop an Annual Construction and Property/ Project’s Management Plan.
• Provide technical oversight of the construction of the projects in terms of time, budget, and quality.
• Review reports and provide troubleshooting to projects with challenges.
• Oversee the handover and maintenance liability period of the project.
Oversee & Manage a Team of Project Managers
• Develop tender specifications for the appointment of service providers.
• Develop contracting documentation for professionals and contractors.
• Monitor performance of professional teams against contracts.
• Report on service provider performance.
• Participate in the appointment and management of social facilitators.
Oversee & Manage the Packaging of Projects for Potential Funding
• Exercise sound business judgement, identify, investigate, and analyze development opportunities, including innovative solutions.
• Prepare property development business cases and funding proposals, including all aspects of feasibility investigations (including acquisitions, constructions & consultancies).
Oversee the implementation and completion of projects
• Ensure that projects are implemented within contractual obligations and regulatory requirements, projects timelines and budget requirements.
• Maintains project plans and communicates status to Management and Clients as needed.
Budget preparation and cash-flow management
• Develop Housing Development budget in line with Capex and Operational plan.
• Report on financial performance of Housing Development
• Monitor Housing Development expenditure against the budget
• Verify project payments for approval by the Executive Manager
• Prepare financial feasibility assessment
• Prepare financial modelling for viability purposes
• Oversee the application for funding for grants
• Ensure that claims are prepared and paid on time.
Development Programme and contract Management
• Monitor delivery of projects to ensure that they achieve its original objectives and includes tracking and auditing of contract terms
• Manage accurate and comprehensive documentation including funder, consultant and contractor agreements
• Create and lead implementation of systems and policies for quality assurance.
• Conduct ongoing contract management training
• Ensure all contractual requirements including acquittals are adhered to.
• Ensure complaint are dealt with promptly and resolved effectively.
Minimum job requirements, interested applicants must be in possession of:
• Grade 12 certificate.
• A degree in Building Science, Construction Management or similar or other suitable tertiary degree.
• A Post Graduate qualification will be advantageous.
• A Professional Registration within a Built Environment Professional bodies is a must.
• A minimum of 7-10 years’ construction project management and construction contracts experience which must entail, Planning and time management (preparing progress reports), Financial and budget management (monitoring budget reports), Communication Delegation (on site management, team meetings), General Construction knowledge and managing large infrastructure projects is required.
• Knowledge of relevant Legislations, construction regulations, standards, incident, investigations techniques, risk assessment methodologies.
• Knowledge in managing professionals within the built environment.
