ASSET MANAGER
GRADE 17 - (Total Cost to Company)
The incumbent will fulfil the role of implementing officer for asset management programmes as determined and updated from time to time in accordance with company strategy. This will include the daily management of programmes to acquire fixed property assets, develop fixed assets in partnership with external partners, the sub-division of property assets and the disposal of non-core property assets. MINIMUM REQUIREMENTS
The incumbent will fulfil the role of implementing officer for asset management programmes as determined and updated from time to time in accordance with company strategy. This will include the daily management of programmes to acquire fixed property assets, develop fixed assets in partnership with external partners, the sub-division of property assets and the disposal of non-core property assets. - The review of policies and procedures as well as offering enhancement inputs in a dynamic complex environment.
- Maintaining controlling and monitoring of assets in accordance with relevant laws and regulations. Identify weaknesses in existing controls and implement approved amendments thereof.
- Overall accounting and operational responsibility of the immovable assets register, ensuring that assets are correctly stated in our assets according to our property policy and accounting policy (IFRS).
- Focus on cost reduction programmes to ensure that we are paying only valid market-related expenditure.
KEY DUTIES AND RESPONSIBILITIES
The Key Performance Areas will encompass:
- Implement disposal /recapitalisation programmes in a highly legislated environment that require management of multiple service providers via public processes.
- Administer conveyancing of disposed properties to shorten the turnaround time from signature to transfer / receipt of funds and in a manner to promote efficiency and effectiveness of processes.
- Perform due diligence on complex leasehold investment deals and handle / manage expressions of interest processes therein.
- Assist with the review and updating of current policies and operating procedures to identify improved processes and craft implementable procedures for lifting bottlenecks, especially related to legacy issues.
- Full accounting and operational day-to-day processes for the immovable asset register – which may require register product enhancement implementation. Preparation of quarterly reconciliations with supporting schedules to trial balance.
- Assist with fixed asset aspects with regards to the preparation of financial reports.
- Financial data analysis to identify issues, trends and errors for correction or enhancement required.
- Expenditure control – detailed analysis and reconciliation of rates to asset register, manage the municipal objection processes timeously both on a supplementary as well as general valuation roll basis.
- Preparation of relevant bid documents related to fixed property asset programmes and the daily management of related processes to ensure compliance to legislative and policy requirements in an efficient, a cost-effective manner.
- Ensure bid specification documents speak to detailed service expectations and are adequately designed to ensure competitive bidding.
MINIMUM REQUIREMENTS
- Suitable postgraduate degree in commerce / finance.
- Legal Majors / Property Law are an added advantage.
- Minimum 5 years post qualification experience of which at least 3 years must be immovable property related experience.
- 2 years’ uninterrupted experience in a middle to senior level management position.
- Operational Finance experience.
- Must possess the following competencies:
- Strong financial background with knowledge and experience of real estate and conveyancing processes.
- Excellent project management skills, structured finance and investment experience.
- Experience of working in multi-cultural teams.
- Highly computer literate and proficient in Microsoft suite.
- Data analysis skills – advanced excel is a must.
This is a permanent appointment, and the successful candidate will be subjected to signing a performance contract.
