The Johannesburg Social Housing Company SOC Limited (JOSHCO) mandate is to develop and manage affordable rental housing for the lower market as an integral part of efforts to eradicate the housing backlog of the City of Johannesburg. JOSHCO is a registered Social Housing Institution and is accredited by the Social Housing Regulatory Authority (SHRA).
We invite suitably qualified and experienced persons to apply for the following vacant position.
PROJECT MANAGER
Employment Status : Permanent
Department : Office of the COO
Purpose of the Job: To manage multidisciplinary projects to ensure that projects are successfully executed and delivered on time, within budget and according to specified quality standards to facilitate achievement of strategic objectives.
Responsibilities (but not limited to the following):
· Ensuring the effective and safe execution of the construction work on project sites and ensuring completion of projects as specified on time and within budgets.
· Planning, coordinating and controlling construction operations from project start to completion; dividing all required construction site activities into logical steps, budgeting the time required to meet established deadlines.
· Coordinating all agents involved in the construction process.
· Monitor construction activities.
· Oversee the delivery and use of materials, tools, and equipment; and the quality of construction, and contractor productivity.
· Prepare health and safety plans and monitor compliance.
· Regular reviews of engineering and architectural drawings and specifications to monitor progress and ensure compliance with specifications and project schedules.
· Track and control construction costs against the project budget to avoid cost overruns.
· Prepare reports of progress and additional requirements for labor, material, machinery, and equipment at the construction site.
· Oversee the performance of all contractors and ensure that all work is completed on schedule.
· Ensure quality by using Contractors, Service providers and professionals that are registered with professional bodies and with excellent track records.
· Convene site meetings and document all proceedings and meetings with the contractors, service providers and all agents.
· Issue site instructions in consultation with the Project Managers and other agents.
· Constantly liaise with the Programme Manager: Implementation and advise him on project status, progress, deviations and adjustments that may arise.
Minimum job Requirements, interested applicants must be in possession of:
· A Degree in Civil/ Building Science/ Construction Management.
· Minimum three (3) – five (5) years’ experience is required in a construction management and/or project management environment.
· Professional Registration as Pr. CPM or Pr. CM or Pr. Eng/Tech is mandatory.
· Experience required in the supervision of project and construction teams.
· Experience required in budgeting and cost control.
· Knowledge of estimating and procurement procedures.
· Sound knowledge of contract administration, safety, quality and risk management experience.
· Sound knowledge of Occupational Health and Safety Act, Act 85 of 1993, Construction Regulations, Construction Industry Development Board Act, Act 38 of 2000, relevant legislation and codes of practice.
· Sound knowledge of the JBCC; GCC, and NEC forms of contract.
Advantageous
· Project Management qualification.

· Attributes: Emotional Intelligence, Persuasion, Assertiveness, Interpersonal Skills, Attention to detail, Adaptability and flexibility, and Situational sensitivity.
