Mission
To manage and coordinate leasing, marketing and maintenance activities in respect of retail, commercial and residential premises to maximize profitability, viability and return on investment of the region.
Key Responsibilities:
• Ensure the effective revenue management services mainly on Development leases within the Portfolio, i.e. timely rent reviews done, managing turnover rental due, cessions, amendments, etc.
• Perform Site inspections of properties on a weekly basis and submit the relevant reports.
• Ensure compliance, accuracy of data captured on the system versus physical inspections and minimize audit findings and render a comprehensive revenue management service
• Managing leases in terms of lease negotiations, concluding new leases, lease renewals etc. And ensure negotiation of the best possible rentals and escalations on new leases and renewals.
• Identifying opportunities for additional space creation / optimization with a view to maximize potential income.
• Processing of property information, i.e. cessions, change in size of property, etc. in accordance with Leasing procedures.
• Manage and monitor current monthly billings to ensure the tenants are correctly billed in terms of the lease.
• Perform regular lease audits, Prepare, and submit revenue budget in your portfolio.
• Review valuation reports and proposed rentals on renewals/reviews and attend to tenant queries and resolve accordingly.
• Managing turnover leases by monitoring, reviewing and adjusting rentals in terms of lease/turn over clauses.
• Providing information and feedback to both internal and external auditors in terms of lease audits and take corrective action where required.
• Ensuring that all rental units are metered, monthly meter readings are received and captured in the system, analyze utilities recoveries monthly
• Prepare submission and presentations, as and when required.
• Check all RMAs for correctness prior to approval by the delegated authority, Assist and liaise with attorneys and Legal services on tenant/lease related matters. Identifying underutilized space with the view to convert to lettable space to increase GLA and maximize revenue streams.
• Analyzing property market trends and forecast their impact on the company property market portfolio.
Knowledge: Contract Law (particularly lease contracts), Property legislation, PFMA, Occupational Health & Safety Act, updated knowledge of general property regulations, municipal by-laws and regulations, strong leasing background and property management

Mission
To provide complete, relevant and accurate Divisional Financial Statements and meaningful financial analysis to the business in order to support business decision making within PRASA CRES.
Key Responsibilities:
• Corporate governance: No Audit qualification or matters affecting audit opinion; Management of audit to timely completion including resolution of all queries and findings; Ensure timeous reporting to corporate office; Compliance with all statutes including PFMA, Treasury Regulations etc.; Maintenance of an updated risk register to CFO.
• Financial Management: Prepare a complete, accurate and timely trial balance (monthly, quarterly); Monitor the management of proper general ledger reconciliations with full support for all assets and liabilities; Manage relevant information for proper business management; Approval of consistent application of Group policies and procedures across the Business unit; Manage relevant and accurate support from all sub systems and for AFS notes; Deliver plan for long term liquidity and alert to problems well in advance of adverse business impact; Monitor Asset Register and verification; Understand operational business and provide financial support to line managers; Monitor payment process to ensure that suppliers are paid within contractual commitments and relationships maintained; Manage debt collection process; Ensure timely allocation of monies received to tenant accounts; Develop and maintain relationships with third party providers - audit, banking etc.; Understand and report on cost drivers and trends and assist with contractual management of cost elements; Deliver pertinent reporting to enable full capex spend to be optimized.

• Financial Reporting: Generate relevant management reports, develop uniform operational reporting standards that encompass identification of key operational performance ratios, provide cost benefit analysis on all operational plans and strategies, review performance of business against strategic goals.
• Fixed Assets Management: Ensure all asset are capitalise on time; Reduce WIP balance; Maintain an accurate asset register.

Mission
The mission of this position is to support the Programme Manager by organising projects for allocated programmes within the region from Stage 1 to Stage 6 (Initiation to Closure) by scoping, planning and design, execution and closure.
KPA:
• Monitors project schedules to check on the progress of the project and provide feedback.
• Captures all updates on MS Projects weekly to track and reports on project milestones and provide status reports monthly.
• Meets with customers and external stakeholders at the start of a new project to draw up a project scope for approval.
