SENIOR INTERNAL AUDITOR 
Employment Status : Permanent 
Department : Office of the Chief Executive Officer 
 
Purpose of the Job: To provide an independent, objective audit function in support to the organisation to accomplish its objectives by bringing a systematic disciplined approach to evaluate and improve the effectiveness of risk management, control, and governance processes. 
 
Responsibilities (but not limited to the following): 
  • Managing the execution of the approved audit plan. 
  • Managing of the audit project team which entails but not limited to performance on project, development, timelines, and quality. 
  • Performing audit planning in accordance with operational plan and engagement letter. 
  • Preparing the audit plan to COSO Framework. 
  • Reviewing a Risk and Control Matrix (RACM). 
  • Preparing a detailed risk-based audit program. 
  • Participating in ad hoc audit related activities as and when required. 
  • Executing complex and sensitive audits in accordance with risk-based audit program to establish the adequacy of the controls and the compliance thereof. 
  • Conducting special audit investigations as and when required by the organisation. 
  • Drafting an engagement letter to the auditee in accordance with the audit plan and submitting it to Manager: Internal Audit for approval. 
  • Supervising the audit teams towards the achievement of the audit plan. 
  • Discussing findings with client up to Senior Management or Divisional Management to validate the issues.
  • Preparing a detailed draft report addressing the findings, the root cause, effect, and recommendations to rectify and submit to Head: Internal Audit for review. 
  • Incorporating Senior Manager's comments on the draft report. 
  • Providing the client with the draft report as well as the recommendations for the client to comment and indicate corrective actions. 
  • Writing progress and monthly reports to the Manager: Internal Audit. 
 
Minimum job Requirements, interested applicants must be in possession of: 
  • BCom Degree / B-Tech in Accounting or Internal Audit or equivalent qualification. 
  • CIA, CA (SA) or equivalent professional certification will be an added advantage. 
  • At least seven (7) years’ Internal Audit experience. 
  • A minimum of three (3) years’ solid senior internal audit experience.

Purpose of the Job: The Team Leader is responsible for supervising a team of Pre-legal Recoveries officers to ensure that operational targets are met while ensuring an excellent customer experience. Primary function is support and guide the pre-legal department in daily administrative tasks, have an in-depth understanding of the department, and be able to report on updates of all tasks. 
 
Responsibilities (but not limited to the following):

Employment Status : Fixed Term Contract (24 Months) 
Department : Finance 
 
Purpose of the Job: To prepare accounts to balance sheet and verify correctness within a set timeframe. In addition, ensure that accounts are accurately and completely managed on a daily basis to ensure proper reporting. 
 
Responsibilities (but not limited to the following) 
  • Maintain an accurate trial balance/ledger accounts 
  • Generate monthly financial accounts Quantify risk limits 
  • Ensure all relevant support documentation is attached to requisitions 
  • Ensure all creditors accounts are reconciled 
  • Authorise journal entries Monitor the progress of risk mitigation activities 
  • Finalise inputs and attend to month end closure routine

The role will further be responsible for assisting in the development and implementation of external stakeholder relations strategy.

PRE- LEGAL RECOVERIES OFFICER X4 
Employment Status : Permanent 
Department : Operations and Finance 
 
Purpose of the Job: The Recovery Officer is responsible for the collection of debts prior to legal recovery proceedings commencing, negotiating payments/payment arrangements, handling debtor enquiries and provides administrative assistance to the team, recommending suitable debt recovery methods, including pre-legal & legal (attachment orders {salary/goods} leading to evictions) 
 
Responsibilities (but not limited to the following): 
  • To recommend suitable debt recovery methods, including pre-legal & legal (Litigations) 
  • To build strong working relationships with legal firms, DCS’s, advising on collections decisions from a strongly legal perspective. 
  • To manage relationships with collection agencies and lawyers. 
  • To source new collections strategies and agree with in terms of the SLA’s. 
  • To respond to general tenants, firms of attorney’s inquiries and provide advice as required. 
  • To develop and maintain a high degree of technical knowledge of Recovery and to be part of the JOSHCO’s specialist team in this field. 
  • Assist in the recovery or unpaid monies due to the JOSHCO. 
  • Instigate appropriate action, on a case-by-case basis, to ensure the most effective method of debt recovery is used whilst taking into account all the tenant’s circumstances. 
  • Negotiate arrangements for settling outstanding arrears, ensuring that prompt action is taken in cases where arrangements are not honoured. 
  • Maintain a close working relationship with the Revenues team (Credit Controllers). 
  • Issue various documents associated with the recovery of unpaid debts, as appropriate, including; liability order notices, attachment of earnings/salaries, referrals to Enforcement Debt collections firms and attorneys, etc. 
  • Carry out enquiries to trace customers that have absconded without paying rent/balance owed. 
  • Respond to telephone, personal and written enquiries in accordance with the Company’s customer care standards maintaining a professional manner at all times. 
  • Maintain personal work records and provide management with statistical information as and when required. 
  • Work in an internal and external customer related way in accordance with adopted procedures and good practice. 
  • Interpret tenants’ statement of accounts and update customer information. 
  • Tenant reconciliation of accounts, provide feedback and escalate to other departments.  Ensures that professional, high quality customer service is provided. 
  • Ensures that the Company’s professional reputation is maintained and projected. 
  • Ability to interact with both internal and external stakeholders in difficult and sensitive situations with sympathy and empathy in order to convey information to resolve tenants queries via written or oral responses 
 
Minimum job Requirements, interested applicants must be in possession of: 
  • Grade 12 
  • Law or Legal related Degree/LLB; BA Law or BCOM Law  At least 3 - 5 years' experience in Credit Management. 
  • Collections will be an added advantage.

BILLING OFFICER
Employment Status : Permanent 
Department : Office of Chief Operations Officer 
Purpose of the Job: To create invoices and credit memos, updating customer files, and sending invoices and payment reminders to customers. 
 
Responsibilities (but not limited to the following): 
  • Ensure tenant accounts Input miscellaneous rental data such as maintenance charges, security, water billing etc. 
  • Generate accurate rental statements for all tenants. 
  • Distribute statements to building supervisor and prepare for month end. 
  • Administer and advise on clearance and refund of deposits and miscellaneous. 
  • Create accounts for sundry debtor. 
  • Address any queries received from tenants relating to statements. 
  • Record all payments received against tenant accounts. 
  • Allocate payments to the correct tenant’s account. 
  • Reconcile and make corrections, where necessary, on tenant accounts. 
  • Capture journals on system. 
  • Update accounts as agreed between tenants and credit controllers. 
  • Perform any other functions as might be required.

  • Two (2) years’ experience as a billing clerk, preferably in accounts payable or accounts receiving.
