FACILITIES & PROJECT EXECUTION MANAGER

Manage Maintenance:
- To set and obtain the maintenance objectives with third parties.
- In consultation with Purchasing, to draw up and manage contracts for maintenance activities.
- Full implementation of HACS strategy in all fire systems and buildings, with year on year review for effectiveness.
- overseeing and agreeing contracts and providers for services including security, parking, cleaning, catering and IT.
- supervising teams of staff including cleaning, maintenance, and security.
- ensuring that basic facilities, such as water and heating, are well-maintained.
- managing maintenance and staffing budgets.
- ensuring that facilities meet government regulations, health and security standards and energy efficiency requirements.
- overseeing building projects and renovations.
- Delegating cleaning and maintenance tasks to team members
- Monitoring the safety and cleanliness of interior and exterior areas, such as offices, conference rooms, parking lots and outdoor recreation spaces
- Performing routine maintenance on facilities and making repairs as needed
- Scheduling routine inspections and emergency repairs with outside vendors
- Ensuring proper security measures for the workplace, including collaborating with security system vendors or a team of security professionals
- Maintaining day-to-day operations of facilities, such as delegating or completing maintenance orders
- Preparing facilities for changing weather conditions
- Collaborating with building owners and upper management on budgeting for facilities need
- All fire system and building maintenance managed through CMMS SAP PM with 95% schedule compliance.
Projects management
- Define project scope for all brewery projects assigned inclusive of production equipment (Packing, Brewing), building and facilities in multiple disciplines.
- Create a construction estimates.
- Create and manage a construction and production area assets project budget.
- Create a construction project and production assets management plan.
- Negotiate with general contractors and subcontractors to obtain profitable construction contracts.
- Develop a construction schedule, with project deliverables and milestones.
- Keep inventory of tools, equipment, and machinery
- Manage resources such as construction materials, construction workers and equipment.
- Create status reports for project stakeholders.
- Oversee the performance of the general contractor, site manager and other members of the construction team.
- Obtain building permits, licenses and meet code regulations.
- Maintain health and safety standards.
- Executes all brewery electrical, mechanical, civil & general projects.
- Liaise with HSA beverages project central team on all brewery project scope, initiation, and execution.
Compliance:
Ensure Facilities maintenance procedures and facilities operations comply with both Heineken guidelines and legal regulations.
- To check the application of legal regulations, Heineken rules and guidelines, standards, procedures and instructions.
- Execute statutory, legal inspections maintenance as required by OHS act 85 of 1993 regulations relating to DMR, PER, GMR, GSR, EMR, GAR, EIR, FR (facilities regulations), ER (environmental regulations for workplace). Facilities & Project execution manager to familiarised themselves with OHS act 85 of 1993 and all its regulations and all SABS/SANS codes for effective compliance at brewery.
- Obtain and maintain up to date ASIB clearance certificate relating to fire systems.
- Obtain and maintain up to date COCs for the entire Sedibeng brewery facilities inclusive of all production areas.
- Obtain and maintain up to date build occupancy certificates for the entire Sedibeng brewery facilities inclusive of all production areas.
- Obtain and maintain up to date site drawings, electrical, water, air waste reticulations.
- All MV and LV substations to be equipped with fire suppression systems.
- All brewery server IT rooms to be equipped with fire suppression systems.
- All fire hydrant systems to be compliant and flow tests conducted annually.
- All MV and LV, IT server room equipped with fire suppression to have valid room integrity tests.
- Conduct 2 yearly building and structural integrity test and correct defects detected.
- Brewery cleaning maintenance to be compliant to FSSC22000, ISO9001 and IS0 14001
- Manage and co-ordinate the Risk grading insurance audits, ensure full compliance as per insurance standard.
Process Development:
Assist process improvement by suggesting and implementing modifications to facilities maintenance procedures on building and land.
- In consultation with the departments concerned, to further develop the operating standards for current and newly constructed installations.
- To submit proposals to department Managers and technical maintenance groups in respect of lasting improvements (regarding operation, maintenance methods or modifications. Relating to facilities.
- To conduct research into developments and new methods in respect of technical maintenance and the relevant possibilities of application.
Staff Development:
Assist the development of facilities staff by providing technical expertise and for AM and PM processes.
- To advise the Brewery Management in respect of facilities maintenance systems, such as T.P.M. (Total Productive Maintenance) and the cooperation with external partners in this respect.
- To recognise the training needs in the fields of facilities maintenance knowledge and improvement skills and to issue relevant advice.
- To carry out benchmark research relating facilities management
Safety, Health and Environment:
- Ensure the department operates within company SHE standards and OHS Act, through continued education and training and obtaining the co-operation and commitment of all staff to observe all safety rules, procedures and processes in order to drive zero accident mentality.
- Custodian of BCPs for the brewery
Continuous Improvement:
- Drive improvement processes and set priorities in order to develop, implement and maintain best in class standards and basic conditions.

Applications are invited for the above-mentioned position to be based at Durbanville Hills Cellar. The successful applicant will report to the Cellar Controller.
Key Performance Areas would include, but are not limited to:
• Transfer of wines
• Receiving and dispatch of product
• Active participation in E2 activities/duties
• Drawing of samples
• Wine adjustments
• Blending activities
• Participating in all harvest activities
• Stocktaking
• Housekeeping
• Other ad-hoc duties
The successful candidate must have the following experience/skills:
• Minimum Grade 12
• Relevant working experience within a cellar environment
• A forklift license will be an advantage
• Be able to work on heights and confined spaces
• Be able to work under pressure
• Be able to work shifts
• Must have reliable transport to and from work
• Be able to work overtime and weekends
