VACANCY
ASSET MANAGER
GRADE 16: (Total Cost to Company)
Develops and reviews policies, procedures and strategic plans, maintains, controls and monitors assets in accordance with relevant laws and regulations. As a custodian of Asset Register implement, negotiate, and monitoring of asset programs and ensure that asset register is populated with assets according to the policy.
KEY DUTIES AND RESPONSIBILITIES
The Key Performance Areas will encompass:
Asset Management System/Plans/Policy Development and Communication
Develop and oversee the implementation of the asset management system, including the establishment of the Asset Management Unit, departmental policies and procedures.
Review and update current policies, implement training and development programs, and provide effective technical support to overall asset management.
Develop a master asset management plan specifically attuned for ECDC environment.
Develop asset needs assessment, acquisition management, operational and disposal plans.
ASSET REGISTER
Develop and maintain asset registers, including acquisitions, maintenance management, transfers and valuations.
Ensures maintenance of Asset Register and that assets are uniquely identified with naming conventions.
Plans, publicises and oversees implementation of an updated Asset Register.
Oversees assets that are owned, leased and subleased by an organisation and negotiate lease, and property renewal contracts.
Responsible for determining the feasibility of asset acquisition and present supporting documentation to ECDC senior executives/Board.
Develop, update and maintain the lease register.
PROCESS AND POLICY IMPROVEMENT
Provide continuous feedback and input to management regarding improvements to current policies and procedure.
ASSET RECONCILIATION AND SHAREHOLDER VALUE
Prepare monthly reconciliation with supporting schedules of the asset register to relevant accounting records and resolve uncleared items.
Prepare financial reports & reconciliations to general ledger data.
Assist in all functional aspects of administrative, finance, capital and operation of the assigned portfolio.
Analyse property value timeline to forecast for future estimated value. Identification of potential loan delinquencies and revenue losses.
Analyse, evaluate portfolio progress and enact necessary changes.
Work towards maximising returns and minimise losses on assets and investments.
ASSET VERIFICATION AND VALUATION OF IMMOVABLE PROPERTY
Plan and execute asset verification, investigate, report on variances, make necessary recommendations to resolve discrepancies, and update the asset register.
Manage valuations for immovable assets and update the asset register.
Collaborate with company analysts to accurately valuate client assets.
Assess client’s current asset status, their future needs and investment goals.
ASSET RISK MANAGEMENT
Make sure the organisation is sustainable, manage the risk, preserve liquidity and maintain confidence of stakeholders.
Report on asset management information as required to internal and external stakeholders.
Ensures that staff complies with the identification standards for object types, environments, processes, lifestyles, documentation, versions, formats, baselines, releases and templates.
Work collaboratively with and report to asset management team and senior executive managers.
Administer risk analysis survey to determine their risk profile.
Manage cash flows and physical assets, such as property and real estate.
Strategically advise clients on what action to take with their assets.
Asset Performance Management Report
Prepare a business plan for the life cycle of assets, including, life cycle cost, and recommendations on the most appropriate asset solution.
Establish and execute a performance measurement system to evaluate the effective utilisation of assets.
Utilise BAS to capture accounting transactions, control the general ledger, perform financial administration and prepare financial reports.
Execute corrective measures when early warning signs exist on performance issues.
Prepare and review timely asset management reports.

MINIMUM REQUIREMENTS
B.Com Accounting
Articles with an IRBA registered firm will be preferable
3+ years’ asset management experience
Must possess the following competencies:
Strong financial background with knowledge of real estate.
- Excellent project management skills, structured finance and investment experience.
- Experience of working in multi-cultural teams, highly computer literate and proficient in Microsoft suite.
